Trash Cans and Recycling Bins: Keeping Critters Out and Property Values Up
Raccoons may love an easy meal, but homeowners love strong property values even more. Properly storing trash and recycling containers keeps curious critters away and helps protect home values throughout River Hill.
The village Covenants and Architectural Guidelines establish standards for the placement and storage of trash and recycling containers to protect homeowners. Article VIII, Section 8.06 of the River Hill Covenants provides:
“If trash or other refuse is to be disposed of by being picked up and carried away on a regular basis, containers may be placed in the open, on any day that a pickup is made, at such a place on the lot so as to provide access to persons making such a pickup. At all other times such containers shall be stored in such a manner so they cannot be seen from adjacent and surrounding property.”
The Architectural Guidelines offer additional direction:
• Containers should have secure lids.
• Trash should not be set out earlier than the afternoon before pickup and must be stored out of sight by sunset on the day of collection.
• No refuse, trash or bulk items/materials may be accumulated or stored on any lot.
Why does this matter? Securely stored containers help prevent animals from accessing trash, reducing the likelihood of overturned cans, scattered refuse and unwanted wildlife activity near homes. Keeping containers screened from view supports a neat, well‑maintained appearance throughout the neighborhood—an important factor in preserving the community’s overall property values.
How can residents comply? When containers are not out for collection, they should be stored where they cannot be seen from adjacent or surrounding properties. Residents may use appropriate landscaping to screen containers along the side of a house or may apply for a trash enclosure.
These provisions are part of River Hill’s governing requirements and help maintain the appearance and character that make our community distinctive.
