The Department of Planning and Zoning (DPZ) approved the Simpson Oaks residential development sketch plan (S-15-007) in December 2016. Tentative housing allocations have been granted for this subdivision (see table below).

The next step is for Chesapeake Realty Partners, the developer, to submit the Preliminary Plan for Phase 1. This plan will present the preliminary engineering to implement the approved sketch plan. The preliminary plan addresses the lot and road arrangement, traffic and noise conditions, forest conservation, environmental impact, sewage disposal, water supply, drainage, storm water management and proposed grading. During this stage, the County’s Subdivision Review Committee will review the plans. Once the preliminary plan is submitted, members of the community may contact DPZ with questions, provide written comments, and request a meeting with DPZ staff.
If the preliminary plans are not received by the milestone dates, the plan approval becomes null and void and the project will lose the tentative housing unit allocations. When this occurs, any plans resubmitted must be processed as a new sketch plan or preliminary equivalent sketch plan.
