Pre-submission Meeting Scheduled for Proposed Retirement Community

The Zoning Board held an initial meeting on October 12 to learn about the Community Enhancement Floating – Mixed (CEFM) District proposed for a continuing care retirement community (CCRC) in Clarksville. The developer, Erickson Living Properties II, LLC, presented their Initial Development Concept Plan. The Zoning Board and members of the public had an opportunity to ask questions, raise concerns, voice opposition, make suggestions, and offer support. Erickson Living Properties II, LLC is moving forward to the next step in the development process and has scheduled a Pre-submission Community Meeting on Wednesday, November 8, 2017 at 6:30 p.m. This meeting is open to the public and will be held at The Gathering Place, 6120 Day Long Lane, Clarksville, Maryland 21029.
The purpose of this Pre-submission Community Meeting is to provide information to the community regarding the intent of Erickson Living Properties II, LLC to file a Zoning Map Amendment Application for a change of the zoning classification for three Clarksville properties from RC-DEO (Rural Conservation-Density Exchange Option) District and B-2 (Business General) District to CEF-M (Community Enhancement Floating-M) District in accordance with the Howard County Zoning Regulations. The proposed development consists of a continuing care retirement community composed of 1,200 independent living units and 240 health care units, comprised of assisted living, memory care, and skilled nursing facilities, resident accessory spaces and buildings, and accessory uses necessary for the operation of the community or for the benefit or convenience of the residents and their guests. In addition, the existing Freestate gasoline service station is proposed to be redeveloped and architecturally enhanced. Erickson Living Properties II, LLC’s consultants will be available at the Pre-submission Community Meeting to answer and address any questions or concerns the community may have.
The approximately 62.709 acres of land, are located at 5450 Sheppard Lane, Rt. 108, 12170 Clarksville Pike, in Clarksville, Maryland (p/o Tax Map 28, Parcel 100; Tax Map 34, Parcel 185; and Tax Map 35, Parcel 259).
