Development Updates
Residential and commercial development/re-development in the River Hill and surrounding Clarksville area continues. Here are some updates:
Simpson Oaks Development
The Zoning Board will not hear the petition requesting the change in zoning of this 66.8 acre parcel on Grace Drive until January 2015 or later. The River Hill Community Association’s Board of Directors has begun to evaluate the annexation of the development into the Village.
River Hill Garden Center Re-Development
In late March 2014, the County’s Hearing Examiner denied the applicant’s petition (BA Case No. 13-029V) to reduce the structure and use setbacks to accommodate a retaining wall at the front of the property along Route 108 and to provide for egress adjacent to the Linden Linthicum Chapel Cemetery. The applicant has appealed the Decision and Order. The hearing before the Board of Appeals has not yet been scheduled.
Hoddinott Property
The Hoddinott property is the 86.9-acre parcel located at the intersection of Guilford Road and Route 108. On June 26, the developer held a community pre-submission meeting and outlined a concept plan for 150 single family detached homes. The concept plan proposed large homes on 6,000 – 8,000 sq. ft. lots, maintaining approximately 60% of the property as open space, and two entrances to the community on Guilford Road. Members of the community in attendance at the meeting raised concerns about the impact on traffic and safety, parking, and the density of homes on the developed portion of the site.
